Repairing Rubble Wall Foundations: Using New Technology To Upgrade Old Walls

There are many elements to admire in historic houses, one such element including their original foundations made from native stone. When you consider that many of these old foundations were built without the benefits of footings, steel reinforcement and modern mortar, it’s remarkable that they can last so long. Eventually, however, so-called rubble wall foundations are likely to sustain damage because of the excess water in the soil, or soil that settles, erodes or shifts for some reason. When this happens, a skilled foundation repair specialist can utilize modern techniques to repair and preserve an historic foundation.

Repairing an old rubble wall foundation almost always involves some associated repairs, like making drainage and waterproofing improvements. It’s also pretty common to replace rotten framing and either repair or replace the post-and-beam framework that provides mid-span support for the first floor. The foundation repair crew often has to erect temporary supports for the first floor framing while foundation repairs are made.

One way to save old walls using new technology is to install push or helical piers that extend to proper load-bearing soil, and utilize these piers to support new beams made from steel or reinforced concrete. Steel brackets and/or uprights can extend from the beams to support the house framing. This strategy allows a new structural system to do much of the old wall’s load-bearing work. Instead of being dismantled and replaced, the original rubble wall can remain in place, preserved with basic repairs like repointing.

Repairing historical houses is always challenging when historical details must be preserved. Many contractors are more accustomed to removing old materials entirely and replacing them with more modern equivalents. But a skilled foundation repair specialist should be able to preserve an original rubble stone foundation by using new structural materials like piers, beams and brackets.

Surviving Missing Futon Frame Hardware Nightmares

There seems to be quite a few of us who have owned a futon frame and ended up losing the connecting hardware at one time or another. I myself bought a futon from the retail store I worked in for a number of years back in the early 1990s when futons were all the rage. Maybe you purchased your futon in college, acquired it from a friend or maybe made the purchase for a family room. If you’re lucky to live out your life in the same house or apartment there will never be a need to move your futon except perhaps to a different room or location. Obtaining replacement futon frame hardware involves several steps approached in order to locate exactly what you need.

In the first place don’t panic just yet. Without the hardware to attach everything back together you’re in some serious trouble. However there are ways to obtain what you need. At this point we could explain the many benefits of using a small bag to contain the hardware and attach it to a part of the frame with heavy packing tape so it’s easily found. Who am I kidding though? I’ve moved mine now about three times and each time I ended up missing a bolt, a barrel nut, a nylon roller here and there. Heck, I was lucky I had all the wood components show up at each new move let alone any hardware that happened to make it as well. Besides, isn’t moving your home stressful enough without having to keep track of a small bag of metal hardware among a sea of furniture, clothing, dishes, toys and appliances?

Pursuing this further we must calmly step back and think for a moment.

Yes, we’re stressed out and fuming at either our spouse or the moving company for losing the futon hardware but we need to move past that now. To be sure the futon needs our help and we’re the only ones who can do it at this point. It’s time for us to go through the steps of obtaining replacement hardware and there is a specific order in which we do this to obtain the fastest results. I would suggest the following steps to start tracking down replacement hardware as soon as possible.

First – identify your futon frame.
Having worked retail, it’s quite possibly the toughest situation when a customer comes into the store needing assistance but can’t identify the product to the salesperson or service individual when requesting parts. Granted you’re going to have to do a little research by pulling your receipt when you bought the futon from the store and identify the model or name of the futon. If you inherited the futon, found it by the side of the road or bought it at a garage sale you’re in for a tough road ahead. Fear not however as the internet can be used to help you find the design and attach a name to it for use in tracking down hardware. Be aware that there are dozens of manufacturers out there using different hardware in their frames including many that have since closed their doors. Hopefully the manufacturer of your frame is still around.

Second – speak to the retailer.
Of course if you purchased your futon frame through a local retail store it’s time to head down there and see if they can track down the hardware for your frame. Bring your receipt. If you don’t have a receipt, then bring an image of the futon frame with you. Hopefully the salesperson or service representative is knowledgeable about the products they’ve carried in the past. Best case scenario, they either can provide you with the name of the manufacturer with contact information or have the parts on hand to get you back up and running. Worst case scenario the store you purchased it from is out of business or if the store is still around they have no clue about the product anymore.

Third – search online.
Supposing we’ve hit the worse case scenario it’s time to use the web to search for the manufacturer or the name of the style of futon you have. I’d suggest using Google, Bing or Yahoo and use the name adding the word futon to the search.  If you weren’t able to locate a name you’re going to have to become a very good spotter and sift through the many images of futon frames till you find one that is very close to what you have. Identify the name of the style and the manufacturer and then proceed to locate the manufacturer of the futon frame.

Fourth – speak to the manufacturer.
Assuming the retailer didn’t have parts but could identify the manufacturer for you then you at least have something to go on. Perhaps you were able to locate your frame style through the search engines. Again, search online using the websites previously discussed using the name of the manufacturer. You’ll likely get some online retail stores off of the search. Filter them out visually until you find a link for the manufacturer. Most do have websites, locate a contact phone number or email address and contact them for information on obtaining hardware. If you’re unable to locate the manufacturer’s website go ahead and contact one of the many futon stores that pop-up in the search results and email them with your issue and ask if they can either sell you hardware or point you in the right direction for finding the manufacturer in hopes of tracking down hardware.

Finally – the last resort.
If you were unable to determine the name of the futon frame or the name of the manufacturer you are indeed in a tight spot. At this point your options are limited to heading down to a hardware store and seeing if you can locate some generic parts that might get you back up and running. The problem will be in the way of connecting bolts and barrel nuts and getting the right lengths if available. I would suggest taking one of the wood arms and a stretcher rail with you to the store. Begin plugging in different bolts and nuts till you find a combination that connects correctly. You’ll also need to track down connecting pins, washers and clips for the seat and back section as well as the four nylon rollers that most futon frames use on the back rest. If you’re lucky these may still be attached to the backrest deck making your job a bit easier.

In conclusion we’ve discussed the issues presented with lost futon hardware and how to go about tracking down the hardware you need. Basically identify your frame through a receipt or spotting it online. Visit the retailer store you purchased it from and obtain parts through them if they are still open. If you purchased it privately or inherited the frame track down the manufacturer using a search engine of your choice and speak to them about ordering replacements. If you aren’t able to locate the manufacturer but have found stores online contact one of them to see if they can sell you hardware. If all else fails visit the local hardware store with your wood futon sections in hand and begin trying bolts and nuts till you find some that work. I sincerely hope you’re able to obtain the needed hardware to get your futon frame back up and running. I wish you the best of luck to you and your futon.

Do it Yourself Repairs For Hardwood Floors

Hardwood floors are very durable, but sometimes they can get damaged. A common damage that occurs is scratches. Sometimes these hardwood floor scratches are very superficial and light. This may only require you to do a thorough hardwood flor cleaning and stripping of the wax from the floor, and then inspect the damaged area. If the scratch is no longer visible, then that means it was only a surface scratch and it never penetrated the wood.

It only penetrated the waxed surface. It will then be necessary to apply a new coat of wax to your hardwood floor. If the scratch is much deeper and has obviously penetrated the wood beneath beyond the wax surface, you will need to remove the damaged wood plank and sand down the wax and strip it completely from the wood. If you have not had experience in sanding hardwood floors, you may want to make sure you are using professional tools.

It might be a good idea to rent a professional sander.

Sand the damaged wood piece until the scratch can no longer be felt and is no longer visible. The new surface should be completely smooth. Hardwood flor sanding is a bit complicated but can be done by yourself with the proper tools. The next thing you will need to do is seal the wood surface with a sealant. Then you will need to varnish it. Finally you can then replace the board plank back into its usual position on your hardwood floor.

Do it Yourself Hardwood Floor Repair

If you have a natural wood floor that has become damaged over the years, you do not have to keep it covered up with rugs or carpets, all you have to do is engage in some simple hardwood floor repair. It really only takes a few moments to replace the damaged planks and have your floor looking brand new again. In order to undergo this project you will need the following tools: a circular saw, hammer, chisel, construction adhesive, mallet, flooring nails, scrap wood, and wood filler.

Remove Damaged Planks

The first thing you need to do when repairing hardwood floors is to remove the planks in your floor that have been damaged. In order to remove a plank you must first carve a hole in the middle with your circular saw. Next, simply hammer out this center part with a chisel. Now it should be easy for you to pry out the remainder of the plank.

Repeat this process for each of the remaining damaged planks. Also make sure that you remove any nails that remain in the floor. If they are too difficult to remove, you can always just drive them completely into the subfloor.

Replace

The next step of hardwood floor repair is to cut a new plank to replace the one you have removed. Your new plank should be slightly smaller than the one you removed, roughly 1/16 of an inch. This is important to do because the wood will naturally expand a little as time goes by. Next, you will want to place some adhesive on the backside of your new plank. This will help to keep it stationary after it has been installed. Next, you will place the plank into the floor, starting with the tongue side. You may find that you will have to tap it into place with a mallet.

If so, make sure you place some old wood over top of your new plank in order to keep it protected.

Secure and Hide

The next thing you need to do when repairing hardwood floors is to use your flooring nails to secure the new plank to floor. You may also want to use your nail set to keep the nails hidden; it also won’t hurt to use wood filler to keep the screws out of sight. Now, the final step is to apply finish to the new plank, trying to match the tone of the other original planks as best as possible. It is often difficult to do this, so you may have to decide whether you should simply refinish the rest of the floor or have a plank or two of a slightly different shade.

As you can see, hardwood floor repair is not as difficult as you may have once thought. All it takes is a little effort and you can have your old floor looking as good as new.

5 Steps To Repairing A Basement Wall Water Leak

Having a leak free basement is a huge asset for any homeowner. Your basement is really sort of free extra space in a way. You can use it for storage, turn it into a massive family room, add extra bedrooms and a bath, along with so much more. But that is only if it doesn’t leak.

A basement wall leak will put a damper on any plans, as well as do a tremendous amount of damage if you are already using the area. So, the key is stopping and repairing a leak as soon as you find it. The good news is that this really is not as difficult as you might first think. Here are some quick tips to follow that will have the leak repaired and your basement ready for use.

1. Is It A Leak… Or Is It More Serious?

The first thing you’ll want to do is spend a few minutes studying the leak. Is it just a small leak that can be fixed? Or is it a symptom of a more serious water problem that is going to require some basement waterproofing to correct? The key here is to be sure you are going to fix the one and only leak.

You certainly don’t want to miss another one and think you cured the problem.

Take a hammer and chisel and clean out the area where the leak is occurring. Do you see any other problems around it? Are there any cracks in the foundation around the leak? All of this will help you determine if there is more hidden damage.

2. Prepare The Surface Around The Leak

The next step is to get the leaking area prepared for repairs. This is pretty simple as you only need to get a wire brush and use it to get out all the dirt, excess mortar and clean it up a bit.

3. Repair The Leak

Now it’s time to fix the leak. I would recommend using hydraulic cement from DAP.

It mixes easily and dries fast. I’ve used other products without much success. Be sure to read the instructions and don’t let it sit too long before applying.

The key here is to apply the cement into the hole, as well as all around the surrounding area. Use a small trowel to spread it and smooth it out. Once you have it applied, let it sit and dry out. This will only take a matter of minutes, but give it an hour to be safe.

4. Apply A Waterproof Paint

Once the cement is dry you can begin coating the area with a waterproofing paint. You’ll find DAP also makes a good paint just for the basement. It’s approximately $ 20-$ 25 a gallon, but it is well worth the cost.

If you have not used a basement waterproofing paint on any of your walls then I would advise painting the entire area with it. Apply 2-3 coats at a minimum and you will be set.

5. Move Things Back In

Now that the basement wall leak is fixed you can begin moving things in the basement and using the space.

As you can see, repairing a water leak in the basement is not that hard to do. Follow these simple steps and you will have it done in no time flat.

Next, go to this website on Basement Waterproofing where you will find tips and information on waterproofing your basement and keeping it dry. Waterproofing A Basement

Making The Proper Repair Of Walls And Ceilings Using Stucco

The stucco method of repair work is an absolute must for people in the maintenance field. Holes in the wall just seem to happen. Cracks in plaster ceilings can be a nightmare to repair. Any one who has owned an apartment building know the value of someone with the ability make these repairs.

When you do have a hole in a wall or ceiling, first thing is to back the hole with something so the stucco doesn’t fall through. Holes up to the size of what a doorknob might make, can be repaired in this way. After filling the hole with backing, use Sheetrock compound or plaster to fill the hole even or a little above the surface of the wall. A 6 inch putty knife is great to start with.

Next apply Sheetrock tape over the hole and past the edge at least several inches. Use the putty knife to push the tape into the wet mud. Apply a second coat of compound or plaster over the tape. Now we wait. A household fan can be used to help speed the drying time.

Your repair is dry when it turns completely white, do not try to sand or make it any smoother while it’s drying. This will only make a mess you’ll have to sand out later. You’ll have plenty of time to make it right on the next coat.

Apply another coat of your product over the first. This time use a ten inch putty knife and expand the layer you put on past the edge of the previous coat. First pull the knife across the repair centered. Next pass, you’ll stay half on and half off your patch putting slightly more pressure on the half off, this will smooth the edge. Then repeat the half on half off method on the other half, making sure to always put more pressure on the half that’s off.

If you have a badly cracked ceiling, this type of repair can be used to skim coat a small area or an entire ceiling. Repairs to cracks can be made in the same way as we fixed the hole. A vinyl adhesive caulking, can take the place of our newspaper. This will help to keep the cracks from reappearing. Tape is also not necessary with this method.

If you have loose plaster. Ceiling washers as their called are available at most hardware stores as well as building supply houses. These are a large beveled fender washer with a hole in the center. Using a Sheetrock screw they can pull loose plaster back to their lathes. These small beauties can turn a rip out job into a repair job, saving thousands of dollars.

After caulking your cracks, run the six inch knife across them with compound, or plaster. Apply thin coats and make sure to let them dry thoroughly between coats. Keep using a larger knife with each coat. The feathering technique explained before runs true here. Have fun with it . Remember one very important thing, when you stucco the next coat can fix anything.
